There is no upfront out-of-pocket cost for this service. Similar to a real estate agent or attorney, any fee's will be taken from the surplus after the claim is process and received.


No, the surplus fund is the amount left over AFTER the home, including any liens, is sold. 


Yes, for tax deed properties. Some tax deeds  do have liens 


Unfortunately, any home with a surplus fund has already been auctioned and sold to a new owner.

Once a claim is submitted, clients often receive their surplus fund within 90 days.


Surplus funds are only held by the Clerk and Comptroller for one year. If no claim has been filed within one year from the date of the Notice of Surplus Funds, all monies pertaining to that fund will be transferred to the State of Florida for holding.

 

Unfortunately, no one from the state is in charge of finding the owners of these claims so the money tends to stay with the state.

Wholesale real estate involves putting a property or piece of land under contract and assigning that contract to an end buyer, usually an investor, for a fee. It’s a way to connect sellers who want a quick sale with buyers looking for investment opportunities. 

Once a claim is submitted, clients often receive their surplus fund within 90 days.


Closing times vary, but most wholesale deals close within  14–45 days, depending on the property and buyer readiness.
